If you are looking for a property to purchase, it is likely that you have a property to be sold for which you will require a Home Report.

We would be pleased to discuss your requirements and answer any questions you may have regarding the Home Report process. We can obtain a quote for and arrange for the instruction of the Single Survey including the Energy Performance Certificate at a time and date which suits you.

The information within the report gives you the condition of the property, alerting you to any major repairs if any and even giving you the energy efficiency and an estimated cost of energy bills.

Can I trust the information in the home report?

Yes. We only work with Surveyors who are members of the Royal Institution of Chartered Surveyors (RICS). These surveyors are independent of the selling agent and will provide a true snapshot of the property at the time of inspection

Do I need to pay anything to view the home report?

No. The home report is available to view electronically for free, however, a charge will be made if you require a printed copy of the report as it contains an average of 50 pages.

Can I discuss the report with the surveyor?

Unless you are the successful purchaser and have downloaded a copy of the report in your name then you cannot discuss the report with the surveyor as the report was paid for by the seller.

Can I insist on an updated home report?

If you are the successful purchaser it is not uncommon for the lender to insist on updated documents if the report is more than 12 weeks old, however, the seller is not obligated to pay for this

If I buy the property can I use the same home report when I come to sell?

No. Documents within the home report can not be more than 12 weeks old when you go to market, but more importantly, the report belongs to the previous seller and will be in their name.
